About the project

Located 20km west of Devonport in the northern coastal town of Ulverstone, Tasmania, Breheny Place is a residential community delivered by Housing Choices Tasmania in partnership with Homes Tasmania and Housing Australia.

Completed in October 2024, the development provides 48 permanent, single-storey, two and three-bedroom homes for people in need of affordable, safe and accessible housing in the Ulverstone area.

Built on land provided by Homes Tasmania under a 40-year ground lease model, funding was provided by Homes Tasmania, Housing Australia and Housing Choices Australia. The development was designed by innovative architecture and interior design group, Cumulus Studios, and constructed by local Devonport building company, Oliver Kelly Group.

Tenancy and property management services are provided by Housing Choices Tasmania, through our Devonport office.

The homes are built to NatHERS 6-7.9 star rating, and the entire development is fossil fuel-free, with split system heating installed in all homes. Each dwelling has a courtyard, offering outdoor living space and additional light and ventilation to the interiors.

Landscape design by award-winning SLBA Studio included incorporation of large existing trees that connect the site with the surrounding natural environment. Communal green spaces and facilities across the development enable residents to engage with their neighbours and come together to nurture shared garden spaces.

The development is close to public transport and amenities including community centre, beach, sports field, tennis club, shops and services.

Breheny Place was designed with a full range of housing needs in mind, from young families, through to older Tasmanians who may require support to age in place. All 48 homes are now successfully allocated to applicants from the Tasmanian Housing Register.

What is community housing

Community housing is owned or managed by non-government, not-for-profit, registered housing agencies like Housing Choices. We partner with a range of support services and community organisations, enabling us to meet the immediate and longer-term needs of our residents, so that they can thrive and maintain long-term tenancies.

The community housing sector is a long standing and vital component of the Australian housing system and receives government funding to help address affordable housing shortages across the country. Over 100,000 Australian households currently live in community housing-owned and managed homes with subsidised rent, based either on a discount to the market rent or as a percentage of household income.

Social housing involves some degree of rental subsidy and is an umbrella term for public or community housing. While community housing is run by not for profits like Housing Choices, public housing is owned by the state governments. Community housing providers are regulated by the state and hold specialist expertise in property development, property management, tenancy management and community development.
